Would you be interested in something that could help your home sell faster? Something that would help a potential buyer see your home as head and shoulders above any other?

There is one thing you could do, that would create that moment.

Build a "brag book".

What is that?

Exactly what it sounds like. Collect all of the information that makes your home stand out. Do you have records that show regular maintenance to various aspects to your home? Some examples are furnace/air conditioning check-ups, chimney check-ups, driveway sealing, sump pump maintenance, and gutters cleaned out.

There are many different areas of a home that need regular care. If you have been doing that, and have records on it, then include it. You can even include the company(ies) that have been your vendor of choice, with their contact information in the brag book.

When you make it easier to see that your home has been cared for, and how they can keep that ball rolling? That makes your home more attractive to a potential buyer.

So take the time to think about it, and create your home's brag book. And have some fun with it! Grab a three-ring binder, some page protectors that you can slide pertinent information in, and build away.

This attention to detail, can make your home more likely to sell.

When it comes time to put your house on the market, there are a few things you can do to help it really stand out. Just listing a home for sale is only part of the process. What that homes looks and feels like to a prospective buyer is what can help it sell quicker.

3 keys to help someone fall in love with your home. 


  1. Wash those windows: You want people to be able to gaze out the windows and picture themselves making your house, their home. There is nothing more distracting to that process than seeing smudges, smears, and grime. Little hands, lovable pups noses, and the dirt from a long winter all add up. When you wash those windows, you help a prospective buyer see why they should make an offer to purchase your home.
  2. Put shoes away: Nothing says clutter and confusion quite like a dozen pairs of shoes stacked up by the door people come through. Whether outside on the porch, in the front entrance, or in your mudroom...taking the time to tidy up helps people get a sense of organization when they walk through the door. Much like clean windows help the prospective buyer see more clearly, a neat first impression of your home makes them excited to see the rest of it.
  3. Clean out your closets: Storage space is a huge plus in a home. But when that space is jam packed with so much stuff that you can't see how much storage there is? Well, it doesn't make the impact it could. Take the time to go through your closets. Maybe even grab a large bag and fill it with items you could donate. It'll become a win-win. The prospective buyer sees the great storage space, and you have less to pack when you sell your home.

A little spring cleaning goes a long way. But, don't let the process overwhelm you. In fact, make it be just the opposite. Get the whole family in on it. Play some music, order a pizza, and have a blast. The sooner your home sells, the sooner you'll be on to the next great adventure for your entire family.
